KeymasterHere is one that I went to on April fools day…..!
Went to a job for a letting agent ……the machine fills up when off (water valve gone)
Knocked on the door of this bed sit ….hello washing machine
Yes come in …..looked into the very small kitchen and could not see the machine in there
Then I was told to hang on for a moment …..the door next to the kitchen opens and out comes hubby
From toilet /shower room very wet just had shower…Then sitting next to the sink….. also a very wet area….water splashed every where…sink is also stainless steal ! sits the rather damp looking washing machine 😯 …..!!!!!!! Water running off cabinet….!!!!!!!!!!! 😯 😯
No windows in this room just a small fan trying to shift the steam from shower….
Now me thinks mmmmmm ….death coming soon to this house…!!! :rolls:
Got machine out found carpet under machine also very damp……plug then goes through hole in wall into kitchen.
I removed plug from socket….! Put the old megger on it(thats why i put this in the tool box)…..and every one should have one ! and you guest it live and neutral both to earth big time!! ….
I’ve cut the plug off…and removed the machine from room and updated the letting agent that it will not be staying in that room any more and I will return to fix it when it is re plumbed in the kitchen. and no you cant have a washing machine in the bath room….errrr mr brain dead…!Have since received a phone call saying that its me being over the top on this one …..well think you know what the reply was ….and yes its getting re plumbed this week…….also in the bed-sit sitting room running around playing was a 2 yr old girl..?!!!!!!!!!!!!!!!. mmmmmm what can you say…

whenever I come across these they always pull the “well the plug is outside the bathroom” one. like so what? what difference does that make?

mind you in this case you’d probably have found it with a cheapie multimeter. God these people never learn & if the little girl got :zap:

But do not forget that the new 17th does allow for washing machines to be in the same room as a shower.

I aways make a full report on jobs like this that I come across, the punters are ignorant and the landlords don’t want to hear anything that might cost them money.
You were right to disable the appliance and if the landlord wishes to reconnect it after your visit and advise then it will be him facing court.
I have known of landlords connecting faulty gas appliances as well as electrical appliances all in the name of saving themselves money.April 6, 2009 at 5:38 pm #282439Specialist01269

Yep & wasn’t that a well thought out idea? In a lot of places putting a washing machine in a Bath or shower room means that is has to be fitted in a really small space with all the safety problems that brings & the regs state that Laundry appliances may be used ONLY when sited outside of Zone 2 and permanently connected via a circuit protected with a 30ma RCD. 😯 In this case it appears that outside zone 2 was barely the case if at all & it was mounted under a metal sink & obviously didn’t have a permanent connection to an RCD protected circuit as it was fed via a plug,

that washer is well ouside zone 2, zone 2 only extends 60cm from zone 1 (inside the cubicle)
the misunderstanding about sockets in bathrooms comes from the change of description in the new regs, bathrooms are no longer mentioned, they are now rooms conatining a bath or shower, to incorperate the fact that many bedrooms now have a shower in the corner, an so, any sockets must be over 3M from zone 2,
the one in the pic would be acceptable IF the property has RCD protection at the consumer unit, but would also need to have a supplimentary bond attached, (as would the sink)
However if it has been there for over a year then it would not need to comply with 17th as it only covers new/additional installationsApril 7, 2009 at 5:55 pm #282441Specialist01269

O.K I didn’t take into account the fact that Fixit said shower room, & was taking it that there was also a bath. So the machine is actually approx 1000mm outside of zone 1 (outer edge of shower unit) so situated under a metal sink 400mm outside zone 2, I don’t know about you but I still think that this is Ridiculous & Dangerous. No matter what they have put in the 17th edition to appease the EU, a regularly damp & steam laden room is no place for Electrical appliances unless they are specificaly manufactured for the purpose there’s also the fact that you have to isolate in a different room to work on the appliance :zap:

I got the 17th regs stuff from the lettings company man……:argue: ..But the machine was not covered by a rcd…the sink was not earth bonded from
What I could see….and the fact 😯 that it reads so high on the meter…. 😯
I said that I just will not fix it in that room …..so get someone else or remove the machine from the room …because I just am not happy about this one..?So as I say its getting re plumbed in the kitchen…. Where I am happy to work on it
I don’t need the money that much to have the death of someone on my account…!:zap:

yeah id agree with you fixit, your there to fix the machine, not test the house electrics, it is shocking what some people try to get away with

Had fun and games with another landlord with this today – used and abused Hotpoint literally inches from a shower cubicle, plugged in behind right next to mains water and waste.
Got an earful from the landlord about how he wasn’t paying me to “judge the plumbing in his house”. Told him in no uncertain terms he wouldn’t be paying me at all as there was no way I’d be doing any work for him 👿
