Had one only last week where I had to replace a thermostat, door hinges and door handle on a smeg cooker, had previously given the letting agent the full price, did the job sent in invoice and 2 days later I had payment through the door, great I thought until I noticed they had paid less than half the costs.
When I queried this they said oh the tenants are being billed for the hinges and handle. Cheeky tw**s won’t be rushing to help them out again. Still waiting for tenants half of the moneySent from my iPad using Tapatalk HD

Your contract is with the letting agent who should pay you the FULL charge and nothing less. It is then up to the agent to argue the toss with the tenant.

Yep totally agree and I won’t do any more for them until they do. Still a right pain having to keep chasing people though

I’d agree with A1, don’t bother with landlords unless your desperate. There always on the look out for the cheapest, I’d say if your being used a lot maybe there is something wrong with your charges.

There’s no desperation involved when doing work for landlords and I’d like to think its more to do with the quality of service I give more than the charges involved

I spell it out to the letting agents now from the very first job that I do for them. that anyone’s work I do for them is regardless of what the fault is and who’s fault it is ,that they are the ones that pay me,
any agro then I never do any more work for them, so far all has worked well, 😀
the same for private landlords, chip and pin payments before I leave the house, NO invoices sent out, if I cant get hold of them then no job done so I will need mobile numbers to get them on,
been caught out in the past, but since the new above way of telling them no one has missed paying me 😀

I’ve lost a landlord of 4 years relationship just before Christmas. The aggro was over a certain part for the oven which I could not get it until the new year. This led me to review the all the jobs I’ve done for him, he did pay promptly but we were at the stage that the appliances were on their last leg and expects me to prolong the life of it. A bit tricky to do that when the screws no longer held tight together.
They are not worth the hassle.

If appliances are approaching end of life (Flogging a dead horse)I tell the landlord/agent that I cannot make a viable repair and that replacement is the only option.
The aggro understandably comes from the tenant and the repair man carries the can if the repair goes t1ts up.

I must be lucky with my letting agents. I have half a dozen agents who use me quite a bit, and one who supplies me with loads of work (High Quality student lets).
I’ve had no problems with any of these regarding payments. I don’t lie, I don’t ‘make things last’, I just do the job right or not at all. That’s the way they all prefer it as well.
To be fair, they are all long established and reputable agencies, so that helps.
I have had the odd one in the past that wanted to discount 10{e5d1b7155a01ef1f3b9c9968eaba33524ee81600d00d4be2b4d93ac2e58cec2d} off my invoices so they could make more money, but that only happens once.I hope I haven’t jinxed things now 🙁
