ParticipantReceived a call Wednesday from a nanny to look at her employers washer,explained our charges and she says i will call back,5 mins. later she rings saying that charges are fine please call, we call same day and diagnose a faulty pump, no diagnosis charge available as home owner is still out, only nanny present despite being told its payable on the day, engineer leaves and office gives total cost to nanny ,this time reiterating that payment is due on completion, nanny rings employer who says ok to go ahead ,engineer arrived yesterday to find owner at home and pump is fitted, presents customer with bill who says, oh i am not paying its rented, send the bill to xxxx estate agent they have authorised the repair with me (tenant), no mention of the property being rented up to this point, rang agent this morning who stated no authorisation given by us get the tenant to pay. Ever felt had :haier:

It’s funny how quick they would come up with the money if you started removing the pump.

The most common one is the blocked pump.The landlord blames the tenant,the tenant says its nothing to do with them the landlord should pay, send the bill to the landlord (even if they have asked you to do the job) no money forthcoming.You’re in the middle out of pocket. An unscrupulous friend says fit a new pump every time and if the landlord doesnt pay take him to small claims.No sympathy for these barstewards theyre top of my list as worst payers.

Not a good plan as small claims court is no guarantee you’ll get paid and you loose the court fee into the bargain. 🙁

ps i would have took pump back out right on the spot – ill bet the smart arse would have produced some cash – let him and his letting agent argue about whos paying ..

I took a guy to court for £15.00 for a door seal outer band, we’d fitted door seal and the old band was used, he complained seal keeps slipping off, we returned & he refused to pay after we fitted a new one. He owned the flat above his shop & rented it out and was away when we called.
He refused to pay and due to him being both arrogant & thick, I sued him, he was also an arse to the judge, typical middle aged arse wipe, knew it all and was at a point in life that he believed he was right and would not be doing anything he did not want too.
He defended, lost and had the nerve to try to belittle me, big mistake I’m not unaccustomed to the court system & made it quite clear the money was not the driving force, making him more angry was & worked a peach.
You need to way up the loss of income, but having said that, if you hve to fight for the money chances are with the economy most landlords are shopping around for the cheapest mug and likely hold no loyalty to your business.

I always have great pleasure in telling landlords that i do not do work for landlords or letting agents, the surprise in their voice never ceases to amuse me. 😈

If I now get a blockage for a rented property I will not put that on the invoice. I hate lying but why should I be the one caught in the middle

I picked up a lucrative arrangement with a top end letting agent three years ago after the guy they were dealing with was caught out being less than truthful.
So be careful out there 😉

A few people have lost work through that sort of thing, most likely a lot more loss than they could ever have hoped to gain by being dishonest the worst of it being, you don’t exactly have to be Sherlock Holmes to catch some people out.
And, I’ve lost count of how many times I’ve been asked a question along the lines of, “what do you reckon to XXXXXX?” that you have to answer honestly because, then it’s your credibility that’s on the line.
Once you have a reputation though it’s tough to get rid of it.
The worst of it is, nobody will tell you.

Don’t get me wrong the agents in question not only agreed but also encourage tradesmen to do this.

one for the hilton bar .. maybe get gregor to tell about the time he and his work mates – not me , picked up a hooker in a yellow 7 ton ex ryder truck , and was duly pulled over by the vice squad ,
how did they get of with it ??
