ParticipantOver the years I must have seen lots and lots of damaged hobs, every single one caused by physical contact.
A tenant reported to the letting agent that the hob just cracked whilst cooking.
I’ve told the letting agents I have never heard of a hob glass just cracking.
The tenants have come back this morning to say I have got it wrong, the missing bit is not where it was hit but that’s where the crack ran to the edge and the bits have just been falling off.
Now I’m prepared to be corrected and apologise but I’m still very sure it’s physical damage.
Any thoughts?

It is physical damage, point of impact on the side.
If it had done as they claim it wouldn’t show the spidering there and would be a clean break so, they could be telling porkies. 😉

Yeah, looks very much like impact damage to point where piece is missing.

No way has that happened on its own. Looks almost like it was trying to be levered out to clean maybe

Glass hob tops are usually classed as fixed glass by insurance companies and should be covered as long as the householder says it is accidental damage and not an operational fault.

I agree side impact then spread as a crack through the glass.

Damaged not a fault caused by cooking.
As Frank Carson said What a cracker.
They must be joking if they think you will fall for that one.

Thanks everyone for your responses.
I just wanted some second opinions before I go back to them tomorrow. I’m going to be stronger with the letting agent as I feel the landlord is going to get a bad deal here.
I’ll let you all know how it goes.

I’ve been back to the agents again and re-iterated my diagnosis and the words of the wise guys on here who generously replied.
The tenant has been told to sort it. She is refusing at the moment because to claim on her insurance it would cost her £100 excess and increased premiums.
I’ve left it with the agency to deal with. I have advised the agents to tell her is could be dangerous to use it-spillage etc. I bet it get’s left until the end of the tenancy and the cost will be debited from her deposit as a lot of agents probably do.
Thanks again

you may need to email them a disclaimer advising that you have advised not to use it due to potential water ingress

Thanks Lawrence,
I’ve done it verbally over the phone and via email with a read receipt.
I always follow up safety advice via an email. I like to sleep at night. 🙂
