    Long story but I’ll try and shorten it.
    Years ago, had a contract with Cou****ide Lettings.
    Poor payers everytime so told them to shove it eventually.
    Late last year Ent***tle Gr**n rang to ask if i’d like to do some work for them. Said ‘Aye’ as long as payment is pretty soon after the job, mentioned the other shower and she said ‘C’ were the parent company but had little to do with them.
    Cut forward to last week, a letter arrives from C’wide with an invoice for contractors commission @10{e5d1b7155a01ef1f3b9c9968eaba33524ee81600d00d4be2b4d93ac2e58cec2d} of every call.
    As this had never been mentioned I was straight on the phone to the Ent***tle Gr**n girl who said I’d been sent a contract which I signed 😯 late last year. This is someone who for spares had organised a drop off only, consequently 10{e5d1b7155a01ef1f3b9c9968eaba33524ee81600d00d4be2b4d93ac2e58cec2d} off that pretty much kills the profit.
    She got a little shirty, I got shirtier and told her in no uncertain terms where to shove any more work AND the invoice until she could provide me with a copy of the contract I’d signed.
    Never had this from any other letting agencies and it seems dodgy in the least.
    Anyone else been charged this?

    I’m sure there was something in the forums about this a while back Tony. 😕

    Sharp practice though IMO. All it means is that the letting agents are taking an extra 10{e5d1b7155a01ef1f3b9c9968eaba33524ee81600d00d4be2b4d93ac2e58cec2d} for any work they arrange to a landlord’s property as all the contractors will just bump the price up.

    Just the principle of it really Ken.
    Wasn’t getting much work off it anyway but as no contract had been signed with the seconnd lot I can’t see how they could justify it.
    No great loss though 😉

    The lettings manager of an agent I work for suddenly resigned and moved to another company, He called me and asked if i want work from his new firm but said they charge 10{e5d1b7155a01ef1f3b9c9968eaba33524ee81600d00d4be2b4d93ac2e58cec2d} commission on maintenance work and would I be happy with this arrangement. I told no problem! as I will add 10{e5d1b7155a01ef1f3b9c9968eaba33524ee81600d00d4be2b4d93ac2e58cec2d} + the vat content to all my invoices, He agreed straight away so the every ones happy except the landlord. I have done work for C…..W… Lettings and have not found them to bad on payments.

    I’m not sure that would work “by the rivers of Preston” Goose but it’s worth TC taking a punt on that option for sure :tup:

    I still do work for the agent that charges 20{e5d1b7155a01ef1f3b9c9968eaba33524ee81600d00d4be2b4d93ac2e58cec2d} commission and as he is vat registered and I’m not it works out that in order to gain my original asking price I have to multiply my invoice by 1.307. the agent knows this if the agent tells the landlords I dont know if they were to ask me I’d tell them, none have, but if they dont like it I would advise that of the eight or nine I do work for only one has this policy and the only payment I receive is my proper charges.
    I have had a landlady ask in advance how much it would cost to fit a belt to a zanussi and would it be worth it? apparantly she go into buy to let has eight flats and rental that hardly covers mortgage payments and agent charges.
    I think my charges are reasonable and fair as I would hope are landlords rents and agents fees. I,m always up front with my charges when asked and this policy has always worked for me.
