We have secured unit 6 which has a large area to the rear (compound) as well as 4 car parking spaces directly in front which is good news as the extra space is essentially free unless the local council add business rates for it but even then it will be minimal.
Crosse and Crosse solicitors are dealing with the conveyancing, their estimated costs look to be £1250 – £1750 depending on the amount of time spent so I’ll keep letters to a minimum where possible.
Do I get a local chippie to build the office ?
I was thinking on an “L” shape that would encompase the toilet giving a packing area for parts etc. and thus enclose the “habitable” area reducing the heating costs in the Winter. Also build a counter at the front so the small door would open on to that creating a “trade counter”.
No extra electrical work is required apart from lighting in the office space which will be a couple of 2x8ft units which I can do.
Do I get used or new shelving and office furniture (it may be an idea to carpet the office area also) ?
Kev and I spoke about a van, do we sell the Dispatch or trade it in ?
A rough budget (Kev) please for the internal works (office etc) would be handy for when I get some estimates.
I can’t think of anything else ATM but if ther’s any other thoughts 🙂

From my experiences with PKI’s unit.
Unit walls are usually not insulated, therefore it’s freezing in the unit on a cold day. Too cold to work in at a counter.
Therefore, is it possible to design a office that includes a trade counter, all under cover. Thats easier to heat/cool than the unit.
Have you a floor plan with measurements Dave?

That’s what I meant TBH, trade counter, office and bog all in one self contained/sealed area and easily buildable 🙂
