    I am planning a new kitchen to be installed and plan to to replace the gas hob with another gas hob. I was told but the fitter that as the window in the kitchen is a fixed one that doesn’t open a gas hob would be contravene the gas regulations and he would not be able to issue a safety certificate. The window was installed by the the property developer when the flat was built in 2006 and the flat came with a gas hob. Is the fitter right to refuse agree to fit a gas hob? Were the freeholders (I am a leaseholder) right to fit a fixed window?

    Ventilation of some kind is necessary to be Gas Safe. That has to be an effective extraction over the hob, a suitable permanent air vent in the wall or an openable window. Ideally a combination of any two of the three options.

    A Gas Safe engineer can suggest how best these options need be applied in your case. As it is a leased property your freeholder should be contacted and asked to rectify the situation as per Gas Safe advice.

    don’t know a lot about gas regs but is this the sort of thing that should have come up in the annual inspection ?

    Right just to clear this up for you if the kitchen doesn’t have a openable door or window to the outside of the property ventilation is required as it states in bs7671 this can be in the form of a extractor fan or a vent it also comes into play if the room size is a size where ventilation is required, I hope this clears things up for you
