    Yet another Letting agent v’s Tenant problem……! :rolls:

    This time no probs with letting agent more a real big time bolshy tenant. There was no problem with the letting from the other 2 recent occupants. They were well happy with the fixtures and fittings. These new tenants move in and find fault with everything from the settee to the oven. In fact the oven was well passed it but still worked fine but because of the pressure they brought to bear eventually the landlord and letting agent agreed to replace the oven for them.

    This time ‘the focus’ is on the Siemens WH54080GB/07 w/m and the fact that several of the lady tenants clothing has come out of the wash with holes in them. I was asked by the letting agent to check it out and report back to him. I fully examined the machine and concluded it being in perfect working order. Inspected some of the ‘damaged clothing’ and offered the tenant 3 reasons why this may have happened?

    Firstly, overloading?……….she confessed to me that she may have ‘on some occasions’ overloaded the m/c.
    Secondly, bleach product in the surfactant could weaken and break the fibres?………………..She doesn’t use a bleach based powder and I concur that fact from the detergent under the sink.
    Thirdly, fair wear and tear?………………The two examples she showed me were much worn well used items of clothing.

    My conclusion was that the damage amounted to small neat holes in the garments consistent with the thread breaking. There were no cut fibres, no apparent random snags. Then I suggested wear and tear being the most likely of the 3 and emphasised that to be careful never to overload the machine either. The tenant was happy with my diagnosis and I left.

    Having reported my findings to the letting agent he paid me…job sorted!

    Day 2
    Tenant was informed by letting agent that he must pay for my visit and that it would be added to his monthly rent bill being as there was nothing wrong with the machine!
    Day 3 Tenants partner comes storming into letting agents office demanding the machine was at fault all along, my diagnosis(quote) “sh*t” and he wants a new machine.
    Letting agent stands his ground and suggests he call someone else out to look at the machine for a “third opinion” but at his own expense. That the third opinions conclusions be given in writing and further judgement given by the landlord as to how to proceed.
    Tenants partner storms out of office in blinding rage after saying he was going to call on me and “sort me out!” 😯

    So as it stands at the moment I’m holed up at home waiting for an axe thru the front door at any time soon!

    These type of “holes” are usually caused by the customer using the wrong programme for the fabric.

    In other words, the easy care prog spins at 800 RPM, the cottons 1200 RPM say. Customer thinks 1200 equals less drying time. Problem is the centrifugal force damages the less robust fibres by pulling them through the holes in the drum.

    Also they tend to lump everything together, synthetics etc along with cottons and put it on the programe with fastest and longest spin, the lighter articles may get trapped under the the heavier items which then because they are still holding more water the synthetics get forced through the holes in the drum and get snagged on the heater.

    I had a classic one.

    Same fault, holes.

    Asked to see and the items that had print left on the labels all stated “Hand Wash only”.

    Job done, but she still argued. 😆

    Of the companies I’ve worked for the most cloths damage reports I did was BSH products, don’t know why, but it was company known, to the level that they placed instructions on the sevice software, with photos and in detail answers.

    Its almost impossible on new machines (BSH ones) to cause ripped cloths, due to the processs on the inner drum during manufacture its highly unlikely to damage without serious stress internally, which would likely damage the drum outwards as opposed to inwards, we instructed engineers never to check the drum in the presence of clients, this can give an impression of a reason to look, you cannot argue its impossible for the appliance to cause the issue if you looked straight in the machine.

    Most causes are by wrong use, chemical reaction from products such as deodorants and face creams, wear and stress or foreign objects in the wash load.

    being a old hand at this job and through early years of being tongue twisted by customers who all think they know better, i always approach this situation by asking to see the damaged clothes first without even touching the machine…..as above posters have stated , then ask them casually ‘ oh, and what program do u use?’….they always say ‘ oh i bung it on the cotton one!’

    then i look at the item, its normally always non cotton wash labels or wool, or hand wash!

    there u have them….they cant get away from it……job done!!!…wrong programs for wrong materials…….!….if you go downb the line of replacing drums, door seals..you will never get to the cause fo the fault and will be forever chasing a fault you will never fix!
