ParticipantHi all. New member, but frequent lurker..
I would like some info on a homeking integrated dishwasher 600.
I see from some threads here that it has various problems with holding water and various error codes.
These are what I’m experiencing.
Unfortunately I have a landlord that is claiming for a new machine,citing that it was a brand new premium quality machine and wants to with old deposit to replace it.
I can’t find anything much on google
Other than they no longer trade.
I have been there 2 years and it was not new then. What was their warranty period and were they rated as a reasonable quality machine.? When did they cease trading, and what is a current comparable machine?
Many questions I know, but I really am
Struggling to re claim my deposit back.
PS it was not working for the last 3 months of my tenancy and they were aware of this.we rarely used the machine so we didn’t miss it.just the 2 of us in the property..August 11, 2018 at 11:49 am #457251Martin

Homeking are far from being classified as ‘premium quality’. On the contrary, they a cheap Chinese made and far from reliable to put it mildly. The guarantee was the usual 12 months whilst the company and their agents were trading. Now sadly 2 yrs on repairs and servicing are hard to come by to virtually impossible in many parts of the UK.
It is therefore totally unreasonable for your landlord to effectively hold you to ransom by withholding your deposit. I suggest therefore you contact your landlord and point these facts out. Furthermore, the problem dishwasher is for the landlord to resolve and not the tenant/s.

Agree with all Martin says above but would add that why should you be responsible for the repair unless is can be proved to be mis treatment. Household appliances do go wrong and unless written into your tenancy that you are liable its the landlords job to pay to get it working again
if you have not left yet take pictures of the condition of the unit as a just in case measure.
your deposit should be help in a government approved scheme where your landlord cannot just take the money without some sort of agreement from you. If your deposit is not in an approved scheme then he is breaking the lawDave

Hi guys thanks for your responses.
We have been out of the property for 4 weeks now, and
The deposit was lodged in a dps scheme.
From a 50 page inventory that states the property was in a better condition than when the first inventory was prepared,
They have sadly gone down a different route.
Alledgeing that as we did not report the dishwasher to the agent (We did) they are claiming it as damage.
As they are doing the same with the washing machine als
o..on day one of the tenancy with their permission we moved their washing machine to a spare bedroom/studio as we had a new Samsung machine we had just purchased.now they allege the bearings have gone through storing it incorrectly outside..
From what I can see it’s manufactured between 2007-2009.
It’s a Hoover hwb 240-80.
It’s all a bit distressing really, just because we are tennants
It dosent mean we’ve never owned and looked after correctly

Sorry, ment to say it’s going to appeal on 16th this month and we have to submit evidence to a panel..thats why we were after possible dates of manufacture etc..othet than the ages of machines and an idea of fair lifespan I don’t really know what to say in my submission.
But I don’t think it’s fair I have to replace machines that are potentially 10 years old..

you could not ruin the bearings of a machine by storing it incorrectly unless it was underwater. As I said to someone on another report long ago “you could push the machine out of the back of a car at 30mph and its still unlikely to damage the bearings”
looked up owners manual and back page read 06.05 which is probably june 2005 it was printed
just because you did not report a fault with a machine does not count as damage. go to plenty of machines where its been off for ages and they suddenly decide to get it looked at.
you also don’t need their permission to move the washer provided you do not dispose of it and store it in a dry place. your intention is to take your own machine with you and put their machine back in place when you leave in the same condition it was when you moved it. Since the law is based on what a reasonable man would expect I cannot see that being unreasonable

Hi all.
Have details of the alleged damage to the homeking dw.
Looks like I going to get the short straw in this case..
Expert witnesses now.
I really can’t see how it will run to burn out the motor if the water and float are stopping the machine from running. How would a motor burn out if it’s not running through the cycles?
If all the display lights are lit and nothing will function, does the motor still run in silence.?

As you are probably well aware, the appeal process requires you to supply evidence (dates) as to when you reported the dishwasher and washing machine to the agent. What action the agent took on your behalf and any written evidence that supports these facts.
Specifically with regard to the dishwasher with water in the base and an engineers report stating the motor burnt out and it now rendered uneconomical to repair. That is by no means unusual for that to occur. That scenario plays out across all brands, cheap or expensive. Nor can it be regarded as user misuse unless an independent engineer can prove otherwise, a doubtful process.
Dave has covered the washing machine for you, and again it has to be proven you were at fault or neglectful in any way towards it.So, yes dates are extremely helpful for the appeal process. You would like to hope that they too are well aware of the frailties of white goods and would be very sympathetic toward you given the circumstances. I wish you every success. 🙂

“Still water in the bottom of the dishwasher”
But how much? It’s normal to have up to an inch in the bottom after the machine has drained and They are not saying how much nor are they saying excess water. And nor are they saying which motor has burnt out
It also strikes me that if this were a car and you damaged it you would be liable for the damage not the cost of a new car. So if it’s going to cost £150 to repair the unit and you are deemed liable then that is all you should pay.Find out which motor has failed

I think the specifics of the failure other than ‘motor burnt out and uneconomical to repair’ are neither here nor there Dave. It’s impossible and implausible for the engineers report to prove that the tenant was responsible for the internal failings of either appliance.
The claim against the tenant for £350 also unrealistic. Proof of original purchase price should be demanded.( Homeking’s were far cheaper than that).

As I have said, we are totally shocked by these claims.
We only found out this claim after calling the deposit scheme
To chase progress of the deposit.
Up until this time we were in contact with the agent who was
Praising us on the condition of handover.!
The so called damage to the washing machine is ridiculous as it was stored in a spare bedroom,as they full well know.

Just love the bit about the flood ruined the bearings lol. Nothing about the motor or pump that would have been submerged long before it got to damage the bearings. And what do they mean by all the bearings. Where are the pictures to prove the water damage showing rust and corrosion.
Who are they trying to kid. Utter rubbish

ParticipantHi again. sorry its took a while to re visit my post,what with the moving,new job and all that associated stuff its been very busy times.Well, im glad to say the appeal totally dismissed the claims(all 3)and returned the deposit. I spent ages compiling some fact based statements,printing and dating with photographs attached.A big section was screenshots and links to the above thread.In the tribunals summing up they noted that i had researched and received information from a professional source and they noted the opinions given on here. Particularly relevant were the possible dates of manufacture and the fragility of mid range white goods. The report really didn’t read well for the claimants,as they tried to make it personal so to add some weight to a rather lame claim.The other item (non white goods) claimed for was £240 for a lost rim latch key on a wooden shed. I dis proved this as well,so this probably made their claim look a tad greedy.. the whole appeal process took 2 months as the adjudicators are one month in arrears.Now we have the funds,after a few months of hand washing up,we have purchased a dishwasher of our own! Its a Leisure Patricia Urquiola in black gloss. V stylish,please don’t tell me its rubbish!! we’ve had a skin full of dishwashers!! Seriously, if you find yourself in a similar position, the appeal process works.As much honest detail as possible and photos,date stamped photos. Once again guys thankyou.
