Keymasterwe seem to have outgrown our 2 shops in Reading and are asking do we move to one bigger shop or move to an industrial unit, ❓
walk in sales are ok, however we seem to be selling more appliances and parts to the trade and local companies. we keep about 100 – 150 appliances in stock at any one time and need more room.the question is as a trader / customer do you think not having a shop front will effect sales?
do many people on here run from an industrial unit? if so how do you find it.
this is big step for us in uncertain times so i want to make sure we make the right choice.

The question is..
Can you do without your walk in customers.Working from an industrial unit will cause a massive drop off your retail side as customers won’t normally chase round after you.
If you don’t rely on them then a industrial unit would suit as it will be cheaper all round,purchase,rates act.
You then have the problem .If you own the other 2 shops.. can you sell them or rent them to in these times.If you can’t then you will still have the rates at least to pay.
You then have the next problem. either redundancies due to merging two into one or paying for the extra staff and is the upturn going to stay.
Can you reduce the volume of appliances you keep as most distributors deliver either next day or twice a week this will free up space and overheads.

A unit on the Portman Road industrial estate would be ideal I would think Simon. After all that would be ‘just around the corner’ so your walk-in customers won’t be lost. Having said that in truth most, if not all, of your customers actually drive to your shop anyway. Parking outside isn’t the greatest at the best of times whereas on Portman Road, no probs!
I’ve seen a few FOR SALE/LEASE boards up around that area of late, so it might be worth considering?

I’ve always thought shop is preferable over industrial as a shop window is a great advert and will generate trade. However industrial is massively cheaper.
A bit of analysis needed of your foot fall v repeat business needed.I know of a number of retailers that have both a high street presence and an industrial unit for storage.

I have to agree with Steve, A shop front is a constant massive advert, it keeps your customers and potential customers aware that you are still about.

never been on the high street, my business operates from an industrial unit, lower rates and rent and lots of free parking. Mind you where i live every one has to travel by car so easy parking brings them in, also a good website so that they dont have to travel works too. People will go anywhere that they feel offers them a good service and good price.

Can I pass on my congratulations to Paul & Simon for taking my advice by investing in a new retail unit off Portman Road in Reading. I wish them every success in their forthcoming official “Opening Weekend” on December 7th, 8th & 9th. 😀
