most common one i get is new tennants move in and oven wont work, ask if they have set the timer which the reply is yes and you get there and it was the timer after all!!
ive had this twice last week and both calls where landlord wanted quote only.
ive also had 2 last week where they have put a pan or plate back in the cupboard and turned the appliance off!

Me too, the exception being when Reading FC aren’t playing on a Saturday (aren’t we doing well right now 😀 ) or when the golf course is closed.

I get this every time the tenant changes. Either the clock is not set or they set it and the oven’s on “fire” because it’s smoking. Every tenant change is a compulsory professional oven clean. The cleaners don’t take the back of the cavity off and normally all the dirt and grease is behind the panel as well as the grill element.
I explained it numerous times to the letting agents. Eventually I said, if I get a job for the oven not working or it’s on “fire,” I will go out and charge them. I sis this twice and hey presto.
It stopped dead almost immediately after complaints from the tenants….. Now all tenants are advised “if the clock is not set you will be billed.” 🙂

I’ve been notified of a missed call on my mobile at 04:54 this morning from a tenant whose machine I repaired on 12 January. I’m hoping it was a careless mistake rather then a genuine attempt to speak to me!

A tenant but could easily be a house owner.
I went to repair a cooker. Replace tangential fan and cut in stat. It had been booked for 10 days when the lady was going to be off. I turned up at the designated time… she’s just finished cooking breakfast. Why ???

Most annoying thing for us is when you only find out they are a tenant when we complete the job they rang up and asked us to do!
At that point they then inform you they’re not paying until they get the money from the LL…or can we bill the LL directly?!!!
Well…we do bill LL’s directly but only when they instruct us directly…

I guess a written contract helps in situations such as these – required by Consumer Contracts legislation and impossible to enforce otherwise.

In my opinion the most annoying thing tenants do is not bother keeping appointments.
The amount of times I’ve arranged to go to a tenanted property and they haven’t bothered to turn up!.
I now will only go to a tenanted property if I’ve spoken to the tenants directly before setting out to the property.

Stinking festering rented house. Cat sh*t in the cat litter baskets and effing flies. Half a dozen of those horrible sticky fly traps hanging from the ceiling.. baulking at the though that I’ve got to go back. I’m very surprised this agent didn’t tell them to sort it out. They’re top class and have removed tenants for similar misdameanors before.

Job sheet. Oven not working urgent. My default answer is the agents job to ensure that the clock is set etc etc, I fire it back to the agents. All sorted clock not set.Same address two days later. New job sheet. Told to just go out. Oven uncontrollable heat and burning everyting and all the hob rings don’t work oh and neither does the grill. NOT A CHANCE
I visit. Grill ok, just let it warm up. I can’t see a flame, you won’t it’s electric.
Oven is fine. ME: So you’ve adjusted your cooking or baking to take into account that it’s a fan oven. TT: What’s a fan oven ? I explain – “Oh yeah did that.” Weren’t you the lady that didn’t know you had to set the clock? Yes. Well I didn’t have to on my last oven and that was oven and that was one of those fan oven thingies… I think?
HOB. Halogen hob. These rings keep going out when I turn them down… God give me strength. It’s gone 5 on Friday and I’ve still got a big job to do!! Ahh To be fair to her – two had failed they were either on or off so two new regs required.
She still found the concept of a halogen hob difficult to comprehend. I had to show her with the spuds she’d left from two days previous. She still wasn’t convinced and then tried to convince me she needed a new gas cooker. Can you please tell them I need a new gas cooker. No – there’s no gas in the village (wry smile)
