    Hi Martin,
    I really appreciate your thoughts.

    The air vent O ring on the side of the tank – little confused on that, The inner chamber where dishes are kept it has the plastic cap which allows little water to enter. The O Ring keeping the gaps sealed appears normal (it was quite hard to undo to be honest)

    The O rings at the end of the hoses at the bottom were dry.

    Can you suggest how I can diagnose the following (hopefully without taking the base pan off)
    “Other leaks could be from the welded seam of the s/steel tub especially in the corners.
    The sump gasket perished = Not sure what this is (I understand the Sump area where water collects and the pump drains the water)

    And, the main circulating pump a possibility. – Is this different to below?

    The small round pump connected to the Sump, i removed and added PTFE tape and reconnected to ensure there is no leaks…..the area below the Pump is dry.

    Obviously without you inspecting in person, Would you suggest that I proceed ahead with the Heat Exchanger replacement. Costs £72.
