you are a LEGEND penguin45! i cant thank you enough for you advice.
i did as you said by cleaning the pressure chamber. i never realised that i had to take the whole chamber off to get to the bit at the bottom with the float switch parts in that were all covered in fat.bit of a game but i took my time and it is working fine.
