Tough call on the pat testing bit. After all when I test appliances they are in situ except for hand held stuff. So a customer buys a machine with a passed label on it gets home but has dislodged an earth wire somehow.

When it’s running after about 5-10 minutes do you hear a couple of quick beeps. I’ve had a few of these no heat faults that turned out to be the board. Expensive job if it is

There’s no desperation involved when doing work for landlords and I’d like to think its more to do with the quality of service I give more than the charges involved

Yep totally agree and I won’t do any more for them until they do. Still a right pain having to keep chasing people though

Had one only last week where I had to replace a thermostat, door hinges and door handle on a smeg cooker, had previously given the letting agent the full price, did the job sent in invoice and 2 days later I had payment through the door, great I thought until I noticed they had paid less than half the costs.
When I queried this they said oh the tenants are being billed for the hinges and handle. Cheeky tw**s won’t be rushing to help them out again. Still waiting for tenants half of the moneySent from my iPad using Tapatalk HD

Don’t get me wrong the agents in question not only agreed but also encourage tradesmen to do this.

If I now get a blockage for a rented property I will not put that on the invoice. I hate lying but why should I be the one caught in the middle
