    what do you mean by “rental standard payments” ?

    any possible bank failure will not affect your business. Just like any limited company they would call in the receivers and only people who are owed money by the bank would be affected
    if you are renting a building to the bank then yes it could affect you but they may close it even if they continue trading

    if the temp sensor in the oven is giving you the correct temp to cook with then its not going to cure it. From what I can see there is no separate thermostat just for the fan and it is fed directly from the main pcb. My guess is its a time thing so after turning off the oven it would run on for 10 to 15 mins or so. If its not turning off it sounds like the main pcb may have a fault. As an engineer my first port of call would be to determine how the fan is switched on the board. It may well be a relay that’s stuck and can be replaced.
    Cant comment further as I have not seen the board and the tech info is a little sparse

    well the only way the clothes can get wetter is if the water is not draining properly.
    if they are just hot and steamy then either the condenser and water trickle is not working or the programme is finishing early

    hit that many times with Vax. had a vac in here last year customer had paid about £90 for it and the switch had failed. no parts available.
    had to short the switch otherwise it was scrap

    its a far cry from the way Vax used to be. As an ex repair agent we used to get sent all parts breakdowns and service info before the release of a new cleaner. Now its cheaper to replace the cleaner if it under warranty and scrap the faulty one but thats not CO2 friendly

    according to the diagrams there are only 3 elements. 2 as part of the grill and 1 below the floor
    so no round element

    the grill element has 2 parts. An outer and an inner element. when the oven is used only the outer element comes on and it helped by another element under the oven floor

    turn the oven on with the door open. see if the outer grill element is getting hot at the same time feel the oven floor to see if that also is getting warm

    the relay is not a surface mounted device as it carries about 8amp heater current

    as the boards are made they are soldered in a wave soldering machine. the smaller components solder quickly but the larger components take a bit longer. as you can imagine its a balancing act to try to get the larger components to solder while trying not to damage the smaller ones by overheating. its common for the solder not to be quite right on the relays and others like them

    what you looking for is bad solder joints on the relay legs. you may well have to use a magnifying glass but most of the time its very visible

    Also we as engineers go armed with no information on as regular basis as manufacturers don’t release service information unless you are one of their agents and sadly Bosch are one of the worst as most of us have no info at all

    28 ohms is fine heater is ok

    there will be a relay on the board that switches the heater on and off that may be faulty
    there will normally be a pressure switch somewhere to make sure heater cannot come on till there is water in it

    I see now you have 2 12v zenners in one leg

    makes sense now resistor r22 does 2 jobs stops in rush current and will be a fusible resistor in case C6 fails
    c6 is used as a voltage dropper on a 50 hz supply will have a resistance of 4680 ohms. r23 at 680k is only there to discharge C6 when supply is turned off

    d1 is there to half wave supply as voltage can only enter circuit on the +ve half cycle. voltage is then controlled by the zenners and smoothed by the cap

    can only summize why zd21 is there. I assume they pick off the 5V supply across it to supply one of the chips

    still think .68 is likely gone down in value leading to higher resistance and therefore less power

    well if your circuit diag is correct you have a zenner across the output + and – and that will stop the voltage at 12v as far as i can make out
    you also have a diode short circuiting the power in and that sounds wrong

    also they never operate relays at the correct voltage to stop coil heating and failure. would expect a voltage lower than 18v

    think i can see it now . the .68uF (C6) cap is acting as a dropper (capacitive reactance) change it
